Inventory declined again this past week to this year’s low of 77 single family homes available in Saratoga, due to 8 properties being sold (sale pending) and 12 homes being removed from the market (expired, cancelled or withdrawn).  5 sales pendings were in the $1.2-1.7 million price band, including homes on Prospect Rd, Sunnybrook Ct, Bohlman Rd, Indio Ct. and Afton Ave. 2 properties in the $2.465-2.6 million price range were als “sold” this past week, but only after overall drops in sales price of $385,000 and $295,000 respectively. There are 18 available Saratoga sales in the $2.7-4.3 million price range, but no new sales or closings.
5 of the 12 closings were for sales prices above original list price, indicating the strength of the market under $1.8 million On the high end, Panorama Drive closed for $4.5 million, almost $1 million less than original list price.
