Saratoga inventory is down further to a very low 69 homes as we count only 8 more days until Christmas.  The average price is now a huge $3.0 million, skewed by 19% of the remaining listings in excess of $4.3 million, including a $14.9 million estate on Matilija and an $8.6 million, updated, vintage home on Fruitvale. The median has now climbed to $2.3 million for detached Saratoga homes!
Nine active listings are priced from $3.2-4.0 million, representing 13% of available inventory. There is a void in the $3.0-3.2 million range.
25% available homes are priced between $2.2-3.0 million, but there is another complete void priced from $1.9-2.2 million.Â
The bulk of the market (42%) is priced under $1.9 million with the entry level at $859,000 for a 1,352 sf home on McCoy.
On the sales side this week, only 2 properties changed status to sales pending, compared with 5 the week before.
