Saratoga Neighborhoods
Since my last Saratoga real estate market update about a week ago there have been 3 new pending sales including a beautiful $4.888 million home on Spaich Ct. A $1.48 million home on Sanborn Road and a $799,950 home on Paseo Flores were also sold after being on the market only 19 days.
Available inventory dropped very slightly to 130 homes. Although 19 new properties were listings and a few were repriced, several listed homes also expired or were cancelled. Click>here for more information.
Unfortunately, the 1915 Craftsman “Cox residence” (pictured above), currently listed by Pat Duellek of Realty World since August 2008, came back on the market again this past week, probably due to the condition of the home and/or the necessity of maintining the historic character of the facade. The home was originally part of the Cox family holdings that totaled some 315 acres; William Cox came to California in 1852 and became a prosperous rancher.
Three homes closed escrow. A 3,285 +/- sf home on Okanogan Ct. closed escrow at $2,354,879 (the eqivalent market value with standard Realtor commission – buyer paid for seller’s agent commission); it was originally listed at $2.88 million in September 2008.  A remodeled home on St. Joan Court, which went sale pending this year in 18 days, closed at $1,509,000 ($9,000 above list!) and a small home on Myren closed for $725,000.
